Most people think a retirement account is a menu with two items on it: stocks and mutual funds. A self-directed IRA is a different kind of menu. It lets you direct your retirement dollars into alternative assets, and the list of what qualifies gets strange in a hurry. We are talking cattle. Water rights. A billboard on the side of the highway.

Part of that job is being clear about the fun stuff a self-directed IRA can hold, and the short list of things it cannot. So let's walk both.
The reason a self-directed IRA feels so different is the range of options. Beyond the usual paper assets, an account like this can hold real, tangible things and niche assets that most people never realize are on the table.
A few of the options people are often surprised by: farmland, ranch land, and timberland. Cattle and other livestock. Water rights, which in the Mountain West can be one of the most valuable things on the whole list. Mineral rights and a share of oil and gas. Storage units, mobile-home parks, and parking lots. Cell towers, billboards, and even domain names. And yes, somewhere out there a retirement account owns a racehorse.
The theme is control. A self-directed IRA gives you room to direct the account toward assets you actually understand, instead of only the options a brokerage puts in front of you.
Here is the part that trips people up, and it matters. In a self-directed IRA, the account is the owner, not you personally. The money to buy the asset comes out of the account. Any money the asset brings in goes back into the account, not into your pocket. You direct the decisions, and the Administrator handles the paperwork to keep everything inside the account.
That order is not a technicality. You do not buy the asset with your personal checkbook and move it into the IRA later. The account buys it from the start. Get the sequence wrong and you can create a problem where there did not need to be one.
For all the range a self-directed IRA has, the tax code draws a few hard lines. These are the assets an IRA is not allowed to hold at all.
Collectibles. Under Section 408(m) of the tax code, a retirement account cannot hold collectibles. That means art, rugs, antiques, gems, stamps, most coins, and alcoholic beverages like that case of fancy wine. If an account picks one up, the tax code treats it as though the money was withdrawn, with taxes and possible penalties attached.
Life insurance. An IRA cannot hold a life insurance contract. An IRA exists to build retirement savings for the account holder, while life insurance is built to pay a benefit to someone else down the road. The code keeps those two jobs separate.
S-corporation stock. An IRA is not an eligible owner of an S-corporation. Put S-corp stock inside an IRA and the company can lose its S election entirely, which creates a tax mess for everyone involved. This one is quiet, and it surprises business owners.
This is the nuance that catches almost everyone. Coins and metals are generally collectibles, so the default answer is no. There is a carve-out, though. Certain bullion that meets specific purity standards, along with a handful of government-issued coins, can be held, as long as they are stored the right way through an Administrator and an approved depository.
The catch is storage. The popular idea of keeping IRA gold in a home safe is exactly how people accidentally break the rule. Eligible metal, stored at an approved depository, is the path that stays inside the lines.
Two more traps worth naming. You cannot use an asset your IRA owns for personal benefit, so no staying in the IRA's vacation rental and no sipping the IRA's wine, which cannot be in the account anyway. And your IRA cannot do business with disqualified persons, meaning your spouse, parents, grandparents, kids, and their spouses. Siblings and cousins usually fall outside that circle. When a deal involves family, that is the moment to slow down and ask.
Can my self-directed IRA really own a cow or other livestock?
Yes. Livestock, cattle, and even racehorses are alternative assets a self-directed IRA can hold. The account is the owner, the account covers the costs, and any income the asset brings in flows back into the account.
What can a self-directed IRA not hold?
Collectibles (art, antiques, rugs, gems, stamps, most coins, and alcoholic beverages), life insurance contracts, and S-corporation stock. Collectibles fall under Section 408(m) of the tax code, and holding one is treated as a taxable withdrawal.
Can an IRA hold gold or silver?
Sometimes. Most coins and metals are collectibles and are off limits, but certain bullion meeting purity standards and specific government coins are allowed when held through an Administrator and an approved depository. Home storage is not permitted.
Can my IRA own water rights or mineral rights?
Yes. Water rights, mineral rights, farmland, and timber are all options a self-directed IRA can hold, which makes them a natural fit for people in the Mountain West who understand these assets.
Why can't my IRA hold life insurance or S-corp stock?
An IRA is built to grow retirement savings for you, while life insurance serves a different purpose, so the code keeps them apart. And an IRA is not a permitted S-corp owner, so holding that stock can cost the company its S status.
